The Grad is a 19-story, 260 unit (1,000+ bed) student housing apartment tower located 1 block from San Jose State University in Downtown San Jose. It is an EB-5 loan-style investment (our Max Protection Plan) sponsored by the Behring Regional Center. 57 EB-5 investors subscribed for EB-5 immigration benefits. The Grad was fully subscribed, completed construction in 2020, and was sold in 2021.

Project Overview

The Grad (previously known as “The Graduate”) is a Behring Regional Center EB-5 investment, created in partnership with AMCAL and Swenson to deliver a state-of-the-art, 19-story student housing tower adjacent to San Jose State University. With $188 million in total development costs, including $28.5 million in EB-5 financing, the Project addresses the acute shortage of modern, purpose-built housing for SJSU’s 30,000+ students. The Grad provides 260 fully furnished units (1,039 beds) and over 14,750 sq. ft. of ground-floor retail space, complemented by a four-level parking garage, rooftop pool deck, fitness center, and study lounges.

 The Project completed construction in 2020 and was refinanced in November, 2021, repaying 100% of the EB-5 Partnership’s loan. The Project created 3,091 jobs, exceeding minimum USCIS EB-5 program requirements by a wide margin.
